The Tri City Mortgage Investment Fund is a diversified portfolio of residential, commercial, and industrial mortgages that offers an opportunity for a limited number of investors to participate in the real estate mortgage markets of Western Canada.
As a real estate investment vehicle, the Tri City Mortgage Investment Fund complements fixed-income and equity portfolios, and is particularly suited to clients who have a lower tolerance for risk. This 100% RRSP and RRIF-eligible fund also offers a preferred rate of return that is higher than historical bond and GIC yields, yet lower volatility and risk than the stock market. Unlike mortgage investment corporations (MICs), our Fund is not restricted to lending in one particular market, whether residential or commercial.
Fund highlights
Investment objective: The objective of the Fund is to generate a consistent distribution of income while preserving investment capital, with a preferred yield of 8% annualized, net of management fees
Minimum investment: $10,000 (10 units of $1,000 Series A Trust)
Asset mix: The target asset mix is a diversified portfolio of residential, commercial, and industrial mortgages of different maturities, amortizations, geographic locations, interest rates, and loan structures.
Eligibility: 100% RRSP, RRIF, TFSA, RESP, RDSP, DPSP-eligible
Distributions: Interest income is paid quarterly, or can be reinvested under a Dividend Reinvestment Plan (DRIP).
Management fee: 1.25% per annum
Suitable for: Clients who are seeking higher yields and interest income compared to money market and fixed-income investments, and less volatility compared to the equities market
